Home insurance when you're buying a house

What your lender needs before closing, when to start, and what affects your price.

By Rhino Insurance · Updated October 2026 · General information, not legal advice

Your lender needs proof before closing

If you have a mortgage, the lender requires homeowners insurance in place on your closing date, usually with proof sent to them ahead of time. The lender is listed on the policy as the mortgagee, so they get paid if the home is badly damaged.

Start early

Start shopping as soon as your offer is accepted. That gives us time to compare carriers and fix any surprises, like a roof a carrier won't accept, without delaying your closing.

What affects your price

  • The home's age, construction and roof age.
  • The cost to rebuild, which is different from the sale price.
  • Past claims on the home or in your name.
  • Your deductible, and whether you bundle with auto.

What a standard policy doesn't cover

Flood and earthquake are excluded from standard homeowners policies. In Western Washington both are worth a quote, and we place them separately.

Have this ready

  • The property address and closing date.
  • Your lender's name and loan number, if you have it.
  • Year built, square footage and roof age, from the listing or inspection.
