Home insurance for the place that matters most.
A home policy can protect the building, your belongings, and you if someone gets hurt there. Coverage varies a lot by policy, so we set your limits to what it would cost to rebuild and explain what is and isn't covered before you buy.
- Replacement cost options
- Options for jewelry, valuables and home offices
- Home and auto bundle discounts where carriers offer them
What home insurance covers, in plain English
Coverage, limits and exclusions vary by carrier and policy. Your policy documents are what decide a claim, and we walk you through them before you buy.
Dwelling
Rebuilds the house itself after a covered loss: walls, roof, foundation, built-in appliances and attached garage. Set it to rebuild cost. Replacement cost pays to rebuild; actual cash value subtracts depreciation.
Other structures
Detached garages, sheds and fences. Often set at 10% of the dwelling limit, and you can usually raise it.
Personal property
Your belongings, at home or while traveling. Jewelry, firearms, cash and collectibles usually have low limits for theft unless you schedule them.
Loss of use
Extra living costs like a rental and meals if a covered loss makes your home unlivable, up to the policy's limit or time period.
Personal liability
Legal defense, settlements and judgments if you are responsible for injuring someone or damaging their property, up to your limit.
Medical payments to others
Small medical bills for guests hurt at your home, regardless of fault, often $1,000 to $5,000.
Scheduled personal property
Lists valuable items like rings, watches, art or firearms on the policy at an agreed value. Many carriers include broader protection, such as for a lost stone, and some waive the deductible. The details depend on the carrier.
Deductibles
The amount you pay first on each claim. Some policies have a separate, higher deductible for wind or a percentage deductible for earthquake. A higher deductible lowers your premium.
Common exclusions
Most home policies exclude flood, earthquake, wear and tear, poor maintenance, gradual leaks, mold, pests and sewer backup. Some of these can be added by endorsement or a separate policy.
Flood and earthquake
Standard home policies exclude both, and both are real risks in Western Washington. We quote flood through the NFIP or private markets, and earthquake as an endorsement or separate policy.

Home questions
Does my homeowners policy cover earthquakes or floods?
No. Both are excluded from standard policies. Earthquake is a separate endorsement or policy, and flood is a separate policy. Given Western Washington's risks, both are worth a quote.
Should I insure for market value or rebuild cost?
Rebuild cost. Market value includes the land, which does not burn down, and rebuilding can cost more than the sale price.
How does my deductible work?
You pay the deductible first on each covered claim, and the policy pays the rest up to its limits. Check whether your policy has a separate wind or earthquake deductible.
Are my jewelry and valuables covered?
Only up to a small limit for theft unless you schedule them. Scheduling lists each item at an agreed value, and many carriers then cover more types of loss.
What usually isn't covered?
Flood, earthquake, wear and tear, maintenance problems, gradual leaks, mold and pests. Sewer backup is often excluded but can usually be added. Your policy lists its own exclusions.
I rent. Doesn't my landlord's insurance cover me?
No. Your landlord's policy covers the building. Renters insurance covers your belongings and your liability. See our renters insurance guide.
I'm buying a home. When do I need insurance?
Before closing. Your lender will ask for proof. Our home buyer's guide explains the timing.
