The basics

What builder's risk covers, in plain English

Coverage, limits and exclusions vary by carrier and policy. Your policy documents are what decide a claim, and we walk you through them before you buy.

The project

Structure under construction

Covered losses such as fire, wind, theft and vandalism to the building in progress. The limit is usually set to the completed value.

On site

Materials

Lumber, fixtures and supplies stored on site that will become part of the building.

On the road

Materials in transit

Materials on the way to the site, usually under a separate sub-limit.

Site

Temporary structures

Scaffolding, forms and temporary fencing, when the policy includes them.

Optional

Soft costs

Extra loan interest, taxes, permit fees and lost rent when a covered loss delays the project.

Not covered

Common limitations

Faulty workmanship or design, wear and tear, mechanical breakdown, employee theft, contractors' tools and equipment, and usually flood and earthquake. On remodels, the existing structure may need to be added or covered by the home policy.

Coverage ends

Length and renewals

Terms of 3, 6, 9 or 12 months, with extensions if the schedule slips. Coverage usually ends when the building is occupied, completed or sold.

Questions

Builder's Risk questions

What projects can builder's risk cover?

New homes and commercial buildings, additions and major remodels, whether you're the owner, the builder or an investor.

Who buys builder's risk, the owner or the contractor?

Either one. The contract usually says who is responsible, and the policy can name the other parties and the lender.

My GC has general liability. Do I still need builder's risk?

Usually yes. General liability covers injuries and damage to others. Builder's risk covers the building itself. Read builder's risk vs. GL.

Does it cover the existing house in a remodel?

Not always. Some policies cover only the new work. Tell us about the existing structure so we can make sure it's covered by the builder's risk or the homeowners policy.

Does it cover my tools?

No. Tools and equipment need a contractor's equipment policy. Many projects also need a surety bond.

What if my project runs long?

Most policies can be extended. Tell us before it expires so there's no gap in coverage.
