Insurance for Washington framing contractors.
Framers work at height, on new construction and often as subcontractors to a general contractor. That means strict contract requirements and carriers that ask a lot of questions. We help Washington framers carry the coverage their GCs require.
- Carriers that write framing work
- Additional insured and waiver endorsements
- Stop-gap for GC contracts
What framing contractor insurance covers, in plain English
Coverage, limits and exclusions vary by carrier and policy. Your policy documents are what decide a claim, and we walk you through them before you buy.
What L&I requires
General liability of at least $200,000 public liability and $50,000 property damage, or a $250,000 combined single limit, plus a contractor bond: $15,000 for specialty contractors or $30,000 for general contractors.
Additional insured and waivers
General contractors usually require additional insured status, a waiver of subrogation, primary and noncontributory wording, and stop-gap employer's liability. We match the endorsements to your subcontract.
Residential construction exclusions
Some GL policies exclude new residential, condo or multifamily work. That can wipe out coverage for a framer, so we check the exclusions against the jobs you take.
Falls and structural claims
Falls are the biggest injury risk, and Washington's DOSH has its own fall protection rules. Structural problems found after the job can lead to completed operations claims years later.
Nailers, saws and lifts
Tools and rented equipment like lifts need a contractor's equipment policy. GL doesn't cover your own equipment.
Builder's risk
The building under construction is usually covered by the owner's or GC's builder's risk policy, not your GL. Ask who carries it on each job.

Framing questions
My GC wants additional insured and waiver of subrogation. Can you do that?
Yes. We add the endorsements your subcontract requires and show them on your certificate of insurance.
Why do some carriers refuse framers?
Height, new construction and structural claims make framing a higher-risk trade. We work with carriers that write it.
Does my policy cover condo or apartment framing?
Only if it doesn't exclude multifamily work. Many policies do, so tell us about your jobs before you sign a contract.
Do I need stop-gap?
Most GC contracts require employer's liability, which in Washington is stop-gap coverage.
