Insurance for Washington plumbing contractors.
Water damage is the biggest claim in plumbing, and it can be expensive. We help Washington plumbing contractors carry the general liability, bonds and equipment coverage L&I and their clients require, and understand where the policy stops.
- Carriers that write plumbing work

What plumbing contractor insurance covers, in plain English
Coverage, limits and exclusions vary by carrier and policy. Your policy documents are what decide a claim, and we walk you through them before you buy.
Plumber certification
Plumbing work in Washington must be done by L&I-certified plumbers or supervised trainees. The business also registers with L&I as a contractor. Backflow assembly testing needs its own state certification.
What L&I requires
General liability of at least $200,000 public liability and $50,000 property damage, or a $250,000 combined single limit, plus a contractor bond: $15,000 for specialty contractors or $30,000 for general contractors.
Water damage
A failed fitting can flood a home or office. General liability usually covers the resulting damage to floors, walls and belongings. Repairing the fitting itself is usually excluded.
Mold exclusions
Many GL policies exclude or limit mold, which often follows water damage. Ask whether your policy has a mold exclusion or sub-limit.
Tools and drain machines
Drain machines, cameras and tools on the van need a contractor's equipment policy. GL and auto don't cover them.
Workers' comp and stop-gap
Workers' comp for employees comes from L&I. Many contracts also ask for employer's liability, which in Washington is stop-gap coverage.

Plumbing questions
Does general liability cover a leak I caused?
Usually it covers the resulting damage to the client's property, like floors and drywall. Fixing the leaking part, or redoing your own work, is usually excluded. It depends on the policy.
Is mold covered?
Often not, or only up to a small limit. Mold exclusions are common. We look for policies with better mold terms when we can.
Do I need to be certified to do plumbing in Washington?
Yes. Plumbing work requires L&I plumber certification or a supervised trainee certificate, with narrow exceptions. L&I can confirm.
Does it cover my drain camera?
Not under GL. A tools and equipment policy covers it on the van and at the job.
